Blame BN government? PR, study your facts first!

Earlier on, Teresa Kok from DAP disclosed two documents and blamed the BN government for the supposedly 'failed' land deals that they have made. See below for the two documents dated back in 2007.

What is fishy here is that when PR comes to power, their agreement is no longer effective and they are free to do what they want. The agreement back in year 2007 has expired in 2008 and PR got themselves a new agreement in 2010 (see the actual document as below).

Why blame BN government when PR Selangor state government is doing the dirty laundry themselves? Don't just claim credit and throw everything else to BN government la....

Think you can fool the rakyat, PR?

I found a few documents to prove that PR state government is the one who keeps wanting to throw the assets purchased from Talam to KHSB, where in the documents shown below, in April 2010, MBI wanted to offset the debt by transferring the assets purchased to them.

But KHSB is not stupid, they would not want assets that has no value at all. They refused to accept the assets because it is valued by the PR Selangor state government higher than the market value. The land is not worth that much and yet PR selangor state government still wants to buy it.

As for the Menara Pandan office lots, MBI keeps wanting to offset it by RM42 million but after valuation, KHSB thinks its only worth RM31.6 million. Why such huge discrepancy of RM10.4 million? What does PR Selangor state government wants to do with the money? (see second and third document)

What kind of deal is this? Is this a deal to rip Selangor rakyat's money off their pocket? PR Selangor state government seriously has some explaining to do here!

This document shows that PR Selangor state government wants to offset the debt by giving the assets purchased from Talam to KHSB. This took place in 2010.

Next is the documentation where KHSB will only willing to accept the assets if its of good value and able to sell off, but that's not the case here.

Finally, its the document showing that KHSB refused to accept the assets because PR Selangor state government has valued the assets higher than market value, meaning it's not worth that much of money.

Another PR land deal problem :(

Sigh, more of PR land deal problem....It seems that PR Selangor State government has bought land which is way up the valuation price. You'll understand more when you see the document attached as below.

PR Selangor state government bought land at Bandar Bestari Jaya for RM80,000 per acre when the land is valued at RM36,000 per acre. This means that they have bought the land for double the valuation price. Now, is PR Selangor state government being conned into buying expensive land? Or there's something behind of which none of us understand?

They should explain to fellow Selangor citizens on why they acquire such expensive land? The money could have been better used for other things.

Explain!!!!!!

PR bought Danau Putra land with no prospective buyer

Danau Putra land is a joke. PR Selangor state government bought a land that is 60% filled with pond and even the valuation report states that there could be difficulties in finding prospective buyer due to the condition of the land.

If that is so, why does PR wants to buy such land if there would be no buyers?

See this page, it is difficult to get prospective buyers. Really don't understand the reason why PR government wants to buy this land.

PR, it's an underwater land, why buy?

Wow! Looks like PR is really buying worthless piece of land! The land they bought in Dengkil, Selangor, Lot 14002 surprisingly is a piece of mining pond land???

It's really ridiculous! Why buy a land that cannot be developed? Is PR trying to cloud the people's eyes and gain some money out from the transaction with Talam?

It is stated in the valuation report that the land is 95 percent appeared to be submerged land. Why does PR wants to buy a land that cannot be used?

Can someone please explain?

You guys would understand more once you see the documents.

See page 3. It is stated that "The subject of this valuation comprises the leasehold interest for a term of 99 years expiring on 19th October 2093 in a parcel of land comprising a mining pond (submerged) issues with a title designated for industrial use".

This is even worse, "At the date of our inspection, we noted that 95% of the site appeared to be submerged land i.e. mining pond covered by water whilst the remaining land is overgrown with shrubs and buses".

How to develop forest reserved land?

Look at the pictures of the land acquired by PR Selangor state government from Talam Corporation. It is really a peaceful and forest reserved area. How to develop such beautiful land? Why PR government buys these land that cannot be developed?

Talking about green environment some more. PR government really knows how to twist things to their own benefit. On one hand, PR government supports anti Lynas, on another hand, they want to develop forest reserved land and construct buildings.

The question is why PR Selangor government buys such land from Talam Corporation?

PR land scam exposed!!!!

Wahhhhhhhh, I couldn't believe this!!! If I am a business man, I would have laughed my way till death man...earn so much...

A friend showed me these documents and I can't believe this. PR state government seems to purchase 20 regular building lands from Talam corporation for a very high price, way off than the market price.

They bought the land, which is about 2,263.53 acres land for RM181 million, which is about RM42 million higher than the initial land valuation made by the market valuers. Initial valuation was capped at RM139 million, meaning the Selangor PR state government bought the land more expensive than the valuation. What a piece of expensive land!

Those land are not even worth that much of money and it's just leasehold, not even freehold!

You guys see it for yourself....

Where does the money goes to???????

Can PR government please explain?

See the document as follows for the initial valuation made for the land. It was only RM139 million but PR government paid RM181 million!!!

Sigh, rakyat's money down the drain....:(
